I have a house for rental purpose. This is an apartment located at 5th floor with lift service. When the time i purchase this unit, it cost me RM80,800.00 all the way back to year 2003. The apartment took 3 years to develop and ready in year 2006. With the house handed to buyer on January 2006, i went on to fix up the lights, fan and grille. There after, the house is ready for rental.
At that time, the rental at that area is just RM500.00 per month. I engage a property agent to rent out the house. In April 2006, I managed to rent out the house to a couple who are also bought an apartment but not ready yet, so they end up renting my apartment. During one and a half year of their stay at my apartment, i am having peace of mind and they are really taking care of my apartment. I October 2007, they decided to stop renting my house because their own apartment is ready to move in.
Right after they move out my house, I am engaging another property agent to rent out my house. This time, the agent get me three local people from east borneo who giving me lot of problems. First of all, the agent not doing a good job, the agent just want to earn my commission. The agent not even sign on the tenancy agreement as witness (she suppose to be the witness). She managed to get the agreement stamping with her signature.
Secondly, the tenant playing a fool on me, the simply transfer my apartment to another tenant with my notice and concent. The worst case is that they never pay the rental until i walk up to my own apartment and look for the "people" who stay inside my apartment illegally.
At first, the people who stay inside my apartment want to sign a new agreement with me to start another tenancy relationship, but, one week down the road, they refuse to provide me their information for agreement preparation and paying me the security deposit at standard tenancy procedure. At last, those people agreed to left my apartment and left with lot's of rubbish. Causing my apartment so so so dirty.
Now, i am engaging the previous good property agent to help me to rent out my apartment.
This is my great experience in renting out my apartment. But i will not giving up do this.....my interest is to own as many rental apartment as possible to free myself financially. My target is to own 10 rental apartments.
Hope this can be achieved as soon as possible.
